What happened in 2008 was a fluke thing for the real estate market. We had a crash in RE prices because of a total lack of liquidity and financing options. The banks didn't have any money to lend at the time. Yes, that was followed by a recession, but the recession was did not really cause the prices to drop. Yes, the people that purchased property in 08 and 09 probably doubled their money over the next 10 years. But that was a very unusual event. As Mark94 said, real estate prices move very slowly. Think about what that area will be like in the next 10 years.

I"m somewhat of a market timer. But I spent 20 years working for Wall Street firms. I have a little bit of knowledge about it. But even I never go all the way to cash. NO ONE is totally accurate and the market sometimes makes even the smartest people look stupid. I think there is going to be a pull back again, maybe in the Fall. But I'm only 30% cash. Right now, there are not many options to put money into. Bank accounts earn zero and no way in the world would I buy a long term bond right now. And I'm not sure I would buy any real estate right now. So the stock market may very well go up because of lack of options.
Now if this thing turns into a full fledged depression, then people will start to use that cash. But let's hope that doesn't happen.

Actually she tried her best to embarrass me. But it didn't' happen. I was in Treasures in Houston. This is in the 90's when Treasures may have been the best strip club in the country. We were sitting a booth. She unzips me and pulls him out. Now initially the table was in between us and the rest of the club so no one could see what she was doing. I"m watching people walk by as my girl is stroking me. What I don't realize is that she is slowly pushing the table out of the way and exposing our action to others walking by. I"m not sure if she was wanting to get caught or what. But I wanted no part of putting on a show for the rest of the audience. I quickly zipped up, gave her a few 20s, then walked away.

I try not to drink at all when in strip clubs. Numbs the senses and makes you do stupid things like spend too much money.
But outside of clubs, I love a good wine. Especially a really good Pinot Noir. If you think that makes me feminine, then I don't give a Fuck. The girls I'm fucking don't seem to mind.
Beer makes me feel bloated. OK, that sounds feminine.

Well, hindsight is a wonderful thing. Having the knowledge that we have now would have been great back in February. But what we should have done was the Swedish model. Social distance, but don't go overboard. Don't shut down any businesses. Protect the vulnerable. Then ride it out. That is what we will do if a 2nd wave hits. Would I have been that smart back in February when everyone was thing Tony Fauci was God ? Probably not.

^. I just reread the article. They know that the Moderna vaccine works. No data has been release on this vaccine. So a billion dollar investment is a risk on something that you don't know works yet. They must have pre-release info on the vaccine.

They already know that the vaccine creates the anti-bodies. They have already exposed those people to the virus to see if they got it. They did not. Now they need to see if any side effects come up. Then they need to see how long those anti-bodies live and are they still protective after several months. They should know all that before October. Get the manufacturing in place and they are in play. But with this being a UK based company, how many of those 100 million shots will go to Europe vs the USA ?

The Governor is not going to open bars down here for a while. And the ones in Ft Lauderdale/Miami are going to open after the ones in the rest of the state. I would not be surprised if it's July until Miami clubs open.

People are finally realizing that they aren't going to die by walking outside. As people get more comfortable, traffic is going to increase. In the Tampa area, I have noticed a big difference in the past two weeks. Two weeks ago is when our Governor starting his reopening plan. Now, traffic is back to January levels.
