When Brookhaven was considering become a city, they included the pink pony as a source of city revenue in their study.
Bergthold was retained by an interim official not authorized to hire him, and yet they continued to pass the ordinance.
The cheetah started out in a rundown area of midtown, and now the development around the club has made that property highly valuable.
A smart developer would find a way of building on top of the cheetah/ or retrofitting the cheetah into their new tower.

Papi, in Atlanta, the Pink Pony was there before Brookhaven was a city, and the neighborhood improved over the years, thus disproving Bergthold's theory that strip clubs decrease property values.
Cheshire bridge rd used to be zoned industrial and most strip clubs and gay bars did business there.
Now, the area is hot and been rezoned for mixed use. So property values are improving there too.

my ex bought a dilapidated house on highland across from a scrap metal yard in 1990 for 20 grand. she was constantly working on it. the neighborhood changed around her, and in 2010, that house was worth a half million.
the girl is thinking ahead. it's better that she's intending on using her $$ on real estate rather than drugs, or fashion.

it is a byproduct of a good economy. any time the economy is good, the religious zealot politicians attack the so-called 'sins' because it makes them look good to their prudish hypocritical neighbors.
when the economy is bad, the recession proof strip club or bar is relied on by the city for revenue.
one of the best examples of this is the forest park GA city council. they agreed to issue an additional license to GSE for Pink Pony South (because the Crazy Horse Saloon had been there for 18 years with no problems).
After about a year, the city council passed an ordinance outlawing nude dancing and alcohol. both clubs suffered financially and eventually closed. when forest park realized that they were in heavy debt without that revenue, they offered the licenses again.

lots of details left out. when leaving a review for 30 days of vip status, you should put a little more effort into your review because you're helping to keep the strip club community informed.
