Those are crazy valuations I could do a start up for less than 20% of the asking price cash flow is probably low due to being a mostly cash business but even adding 20% to the cash flow the valuations are completely nuts. I'm talking most of the clubs listed as topless or adult. Are you a broker ?
There is no relationship between the ask and the actual valuation with the short term leases that most of these businesses have 5 years or less, there is no hope of getting your investment out. if a person is seriously interested in attracting a buyer that is actually capable of executing such a purchase you would want to be realistic, guys with liquid assets able to fund this are mostly serious guys when it comes to dollars and cents, I know I wouldn't even waste my time with an offer because time is actually the only asset you can not acquire more of.
TUSCL should open up a branded TUSCL Ultimate Strip Club. All of the regular posters here could have their own chairs with their names engraved on them. People would visit from around the country! Rick Dugan could offer one day seminars on the System for only $99. I think this could work. We'll even have special van parking spaces for SJG and Juice.
I used to think I wanted to own a strip club. But I now realize that you would need to be a tough, heartless bastard with the soul of a pimp to succeed in this business. I am more suited to being a strip club customer.

It might be fun to be an investor or like a 10% owner in a club. Then you could hang out at the bar as a customer, but all of the strippers would treat you like an owner. For any problems that come up, you could refer them to the manager on duty. Best of both worlds maybe?

Parking for all vehicles, including tour bus sized motorhomes with the pop outs extended. Hotel suites and town houses you can lease or buy, and all manner of restaurant, and spa and massage services.
And most of all, all close enough together and well enough visually screened so that girls never need to change their clothes or cover up, and the very most important, they never need to take their stripper heels off!
And you can do whatever you want with them anywhere, like in private, or on a restaurant table, or in the parking lot, or just up against a wall anywhere.
Even King Herod the Great would be pleased!

TUSCL: The Ultimate Strip Club Louisville. Has a nice ring to it. There's one in Fayetteville on that list, for under $500k, but land not included. A college town is probably a good place for a strip club. Louisville and the University of Arkansas probably both have a lot of hot students that need to strip to pay tuition.
I know of one stripped who is definitely a UofL student, I've seen her current student ID, but she's a rarity. The few others I've met who are really in school, are in nursing, dental, or similar studies.
If we are going to open our own strip club, the Ultimate Strip Club, then which model do we follow:
1. TJ Hong Kong Bar
2. German FKK Clubs
Any others worth serious consideration?

1. Sex right close to where you meet the girl.
2. Sex in a short time room.
3. Sex in an overnight room.
So both are good, but there are also differences, both positive and negative for each.
