I'm not sure how I feel about the whole situation though. She says she's not doing anything illegal a whole bunch of times, but realistically if she's working in the US without a work permit she is. And like 3/4 of Miami saw their rents increase like that in the last year. Many Miami leases also have clauses about not shooting porn or paying extra to shoot it. Feels more like another case of someone getting a taste of real life and crying about some perceived discrimination than actual discrimination.

Rents have doubled in the last six months they built a rental compl a few blocks away from my property rents for 840 square foot apartment with two bedrooms and bathrooms are $3600. A 1270 square foot with three bedrooms and 2.5 bathrooms is $4400.

Twentyfive rent proces have gone up since around mid 2020 due to inflation, they havent recently gone up i dont think. What’s causing the recent upsurge in rentals?
Prices have been going up for quite a while, but now it's becoming a perfect storm, interest rates rising are pricing buyers out of the market for new homes, too many folks chasing too few available residences it's come to a head in the last six months. Buying a house in some areas is difficult.

There's a new wrinkle coming down the road, I've gotten a few solicitations from realtors asking me if I would sign an agreement with them allowing them to have the listing in the future with a cash payment for that agreement of $3-5K

They send out fliers saying they'll give you 50k or whatever, no interest, no payments, blah blah blah. But, they own 10% of the property and you gotta pay em at sale. The ones I've seen have grossly undervalued the properties, I wonder how many people are signing up for that free 50k without fully understanding what they're doing.
