^ Wealth that’s bound up in a home isn’t really useful unless you sell your house, but if you plan to remain in the same area, most homes are likely priced similarly and moving to another area hasn’t typically been appealing to folks as they age. Most of those people that you see buying houses in my area are folks that are truly wealthy, not house wealthy.

^ 7-8% interest is historically normal when I brought my first house I had a 6.75% mortgage and I was happy to pay that, at that time most first time home buyers were paying over 8%.
I brought my home in Florida mortgages were at 5-6% and I kept refinancing until I got to where it was 2% when I made the final payment. I think insurance and maintenance costs are a greater threat to affordability than mortgage rates which will eventually come down and most people will refinance homes that will keep appreciating in value.

^ I agree in principle, and generally avoid street fights, haven''t been in one in years, but if it appears inevitable, first punch is the best punch, it's better than all the martial arts training, and any object that can be used to strike an opponent, is way better than hurting your hand, plus, you need to be able to accelerate your level of violence from zero to defcon 5, in a split second if trouble is unavoidable.
With that being stated being aware of your surroundings and smart enough to evade anyone that looks like a troublemaker, are skills that most city kids learn by the time they're old enough to go to the store without an adult chaperone, is just smart practice.

Down here dancers are always giving me cell numbers, usually I just discard these numbers, very often I tell the girls I don’t carry my cell phone, often they write down their number and hand me a piece of paper with their phone number written down.
I usually don’t bother googling their numbers because I don’t have any interest in them, very rarely do I even call them, more often I toss the numbers before I get to my car, as I have a few gals that I like seeing, and it gets to be a bother adding a new gal to my group of regulars.

Here in South Florida it’s not common but it happens, the few times it’s happened to me I’ve just kept moving and put my hand on my CW as a precaution, not to display but to be able to grab it quickly.
It more commonly happens in mall and shopping center parking lots than strip clubs, around here most of the clubs with parking have a person posted in their parking area.

My personal opinion is Donald Trump is an amoral lunatic, he’s senile too, just much more aggressive, I don’t care for Joe Biden either, and I believe he’s actually dealing with some early dementia himself.
