Make sure you have the home inspected prior to purchase, also check the market value with sites like zillow.com

Which market value? The one before the housing bust, or something more recent? Now days market value is being redefined as the transaction price, and not what the builder was asking for it 4 or 5 years ago when it was new. Even the foreclosure market is short, as recent sales are less than what the lender has in it.

mmdv26 has it right. Zillow is generally a pretty good indicator, as it'll project the market value of a home based on the selling price of similar homes in the surrounding area. It's not perfect, but it's one of the closer estimates you can get for free.
