Background: a mega church bought one of the more run down strip clubs in town when it was for sale. It appears they have left the property vacant, which of course attracts the homeless.

SJ Mayor Sam Liccardo wants the city to buy up the two main hooker motels and then to use them to house the homeless. I would say that more reasonable people would say that that would not be effective or workable on either objective. Liccardo wants to sanitize the city, and that is not really going to happen, and many of us do not want that. Already too yuppified.
Of the SD strip club, I'd rather see it back in operation, and they can even appropriate the church's name.
Funky old buildings and funky neighborhoods always have lots of possibilities.
I guess this is why locally when they do close strip clubs, usually they do it by getting the building demolished.
They are trying to get it so that when they bust an AMP, then the building cannot be used that way again. Otherwise they just rotate in a different crew and make a different girl the boss, and continue.
I don't think the city is making much progress. In San Francisco the busted places are back open again. San Jose still seems to be a standoff. I think the city is really bullying the property owners.
Muni San Jose still has 403 listings, but the ones which had high mileage reviews are the ones which got closed. I would say that probably 3/4's of the current ones offer FS. They just don't have girls who look and act slutty in the front room, unfortunately. This also makes it less GFE.
So searching for only ones where FS is claimed in a review, yields 163 shops. But only 13 are still opened. So I say that SJPD must be following rub maps to make its busts.
San Francisco is a much cooler situation. They did have a bust wave with San Jose, but they have far far more places open.
If LE would back off some, there are lots and lots of ways to get more places going, and lots of ways to make things which would combine much of the best of both AMPs and strip clubs.
Please keep us posted as to what happens with the SD address. Curious.
That church operate some place else? Really a $2.3 Meg mortgage? Unless they have reliable income, how did they get that? Is it in default? If so, it will eventually change hands.
Watch out for re-developers.
