That's not a space it's just a virtual office, reception will greet your walk ins and you'll need to rent a conference room every time some one walks in, they answer a party line in your name and take messages, that will never work,and they wont allow the girls in the building stupidest idea ever.

So it looks like both US and Mexican tax laws make it easier for a business to spend money paying for services, than it does to make the capital expenditures to be able to provide those services itself.
The former comes right off the top as a deductible expense. That latter is only deductible under certain exceptions. Otherwise it has to follow depreciation tables.
And then there is the issue of secured mortgage type borrowing.
So much to learn. My past experiences with such has only been with attorneys and CPA's holding my hand, our hands.
But often best to work via in kind benefits, and all the more so starting off in TJ's Zona.
Leasing building space is not going cause anyone any tax hassles, except for maybe the property owner. But there could be ways around this too. The names of locals involved won't even become visible to authorities on either side. But this kind of stuff has to be scoped out from the ground, not from the Internet.

You would be better off leasing an apartment (loft?) near the border on the US side. Then you easily stage a multi-hour trip to the Zona and return to your home-base quickly.
