Permanently closed - Property for sale

Drove by today (9/24/20) and there is a large For Sale sign on the property.
Looks like Covid has claimed another club.

Was also told by someone who owns other clubs that property cannot be a Strip Club ever again.

Why is property not able to be used by a new owner as a strip club? Usually the only times that happens is if the club was ordered to be closed due to legal violations or if the club was grandfathered in prior to an ordinance or zoning change that bans adult oriented businesses from operating in that location and it lost its protected status by closing.
